Mount Terrace Window Replacement, Mount Terrace AOAO, $8.2 Million (Hawaii Kai)

Successful project elements

  • Replacement of wrap-around window system in 126 units completed on-time, on-budget
  • Successfully coordinated multiple contractors for project works in occupied residences
  • Provided in-depth progress and quality assessments and financial reporting to the Board of Directors throughout the 3-year project

Project challenges and how they were overcome

  • With almost every unit occupied, tenant coordination for these major works was of pivotal importance. Working together with the Contractor’s tenant coordinator, Native Technologies addressed tenant concerns when they arose. The project received numerous commendations from owners and tenants for efficiency, cleanliness, quality, and importantly, the politeness and respect of the crew
  • With a newly defined and complex window system, Native Technologies identified an important production error early in the project. Daily site assessments were pivotal in the identification and saved a serious fault from proliferating throughout the project. Working with the contractor and design team, a solution was identified and implemented

How successes or lessons learned can apply to your project

  • A thorough and inclusive communication plan alleviates tenant concerns and ensures tenants are kept informed of project activities and Board Members are kept abreast of project progress and important project issues. We will apply this same philosophy to ensure all stakeholders are fully informed throughout the project period
  • An on-site Construction Manager acting on behalf of the AOAO is essential in identifying potential work deficiencies, and greatly reduces the onus on Board Members and Property Managers. In short, we look after your interests
