Successful project elements

  • This multi-faceted renovation upgraded numerous areas of the Ward Center and was performed under a construction management structure whereby Native Technologies procured and managed multiple individual trade contractors on behalf of Howard Hughes Corporation
  • The project was delivered on budget and on-schedule. Renovation works included installation of new tower cladding, parking deck and planter waterproofing replacement, window replacements, fire sprinkler replacement, demolition & re-build of all restrooms, new high-end lighting throughout, suspended ceilings through all wings, lighted-canopy replacement, and painting of the entire complex

Project challenges and how they were overcome

  • It was important to the client that all stores remained opened during construction. Native Technologies worked with each contractor to devise a workplan that ensured little to no disruption to tenants and the public. Work zones were delineated, barricades erected, and visual designs installed to provide improved aesthetics. Night work was also performed when necessary to avoid any disruption
  • Tenants were kept thoroughly informed of upcoming and ongoing project works by the Native Technologies Project Manager who developed a strong rapport with mall personnel, store owners, and store service staff. We genuinely believe that a friendly working relationship means so much and it dramatically increases the level of satisfaction for all stakeholders

How successes or lessons learned can apply to your project

  • It is important to have strong systems in place to track and manage a multifaceted project. We have the infrastructure in place to accurately assess and report on key metrics that determine project health and utilize those metrics to ensure that the project is ultimately a success
  • We are well versed in the undertaking of projects within active public/tenant environments and will bring that experience to the Peninsula at Hawaii Kai
