1425 Punahou is an 18-unit, two-building condominium in Honolulu—one constructed in 1960, the other in 1969.

Native Technologies managed a property-wide DWV pipe replacement under a design/build delivery with SageWater. We procured financing and, with Association counsel, secured owner loan approval via written consent. Completed successfully in 2025 with regular site visits and coordinated phasing.

Design/Build DWV Replacement for Smaller AOAOs

1425 Punahou Street comprises two condominium buildings totaling 18 units—one built in 1960 and the other in 1969—set within Honolulu’s centrally located Punahou neighborhood. After decades of service, age-related failures in the original cast-iron drain, waste, and vent (DWV) system prompted the Association to pursue a comprehensive replacement that would restore reliability while minimizing disruption to residents.

Native Technologies managed the effort from planning through closeout using a design/build approach with SageWater as the design/build contractor. Our scope included confirming existing conditions, developing riser-by-riser phasing, coordinating unit access, and aligning construction sequencing for an occupied environment. We conducted regular site visits to monitor quality, documentation, safety, and progress, keeping field decisions tied to scope and budget.

Because financing and governance are critical to success for smaller associations, we also ran a lender solicitation, prepared financing materials, and—working with the Association’s attorney—secured owner approval for the loan via a written-consent process. With funding, approvals, and construction aligned, the DWV replacement reached successful completion in 2025, renewing essential building infrastructure and preserving the livability and value of this two-building community.
