Under-Budget DWV Replacement.
Set along tree-lined Nuuanu Avenue, the 2040 Nuuanu AOAO undertook a full replacement of its aging drain, waste, and vent (DWV) system to restore reliability and protect long-term value. Native Technologies led the project under a design–bid–build delivery method, with Coffman Engineers as lead designer and Hawaii Plumbing Group (HPG) selected as prime contractor through a competitive bid administered by our team.
Our role spanned the details that keep occupied projects moving smoothly: preconstruction planning, design management, and bid administration; contractor onboarding and submittal control; unit-access logistics and schedule integration; and clear communications with residents and building management. We provided daily site visits to monitor progress, quality, safety, and documentation, resolving field issues quickly so work stayed aligned with scope and budget.
Because governance and financing are critical to success, Native Technologies also solicited lender proposals, assembled financing materials, and—working closely with the Association’s attorney—secured owner approval for the loan via a written-consent process. With funding, approvals, and construction coordinated from the outset, the DWV replacement reached completion in 2025 significantly under budget. The outcome: renewed infrastructure, minimal disruption, and a stronger operational footing for this centrally located Honolulu community.

Rose Terrace AOAO
From inception through to completion, including design, financing procurement, permitting, owner education, and construction, the 55-unit DWV replacement project at Rose Terrace was completed in less than two years with total costs significantly under budget.
Howard Hughes – Ward Center
Native Technologies managed this $3 million renovation for the Howard Hughes Corporation in Kakaʻako. Work included tower cladding, waterproofing, window and fire sprinkler replacements, restroom rebuilds, new lighting, ceilings, canopy replacement, and painting.
