Right-Sized Expertise for Smaller AOAOs.
Bellevue Tower, a 25-unit condominium in Makiki constructed in 1969, engaged Native Technologies to address the property’s aging drain, waste, and vent (DWV) system. Native Technologies proposed a design/build delivery method as the most cost effective approach for the AOAO. Following a competitive bidding process, Hawaii Plumbing Group (HPG) was to selected to serve as the design/build contractor. Native Technologies provided planning, coordination, and execution to suit the occupied residential setting.
Our role covered the details that keep complex work moving: preconstruction planning; design coordination and permitting support; submittal and RFI management; schedule integration with building operations; unit-access logistics; and clear communications with residents and building management. We conducted regular site visits to track progress, quality, documentation, and contract conformance, resolving issues quickly so work stayed aligned with scope and budget. The DWV replacement reached successful completion in 2025, renewing essential infrastructure while minimizing disruption to residents.
Building on that success, the Association retained Native Technologies to continue modernizing life-safety systems. We are managing a comprehensive fire alarm replacement and a building-wide fire sprinkler installation, including design management, code and permitting coordination with the authorities having jurisdiction, contractor onboarding, and phased implementation strategies.
Together, these upgrades strengthen compliance, resilience, and long-term value for the Bellevue Tower community.
