Right-Sized Expertise for Smaller AOAOs.
Bellevue Tower, a 26-unit condominium in Makiki constructed in 1969, Native Technologies was selected to address the property’s aging drain, waste, and vent (DWV) system. Native Technologies proposed a design/build delivery method as the most cost effective approach for the AOAO. Following a competitive bidding process, Hawaii Plumbing Group (HPG) was selected to serve as the design/build contractor. Native Technologies provided planning, coordination, and execution to suit the occupied residential setting.
Our role covered the details that keep complex work moving: preconstruction planning; design coordination and permitting support; submittal and RFI management; schedule integration with building operations; unit-access logistics; and clear communications with residents and building management. We conducted regular site visits to track progress, quality, documentation, and contract conformance, resolving issues quickly so work stayed aligned with scope and budget. The DWV replacement reached successful completion in 2025, renewing essential infrastructure while minimizing disruption to residents.
Building on that success, the Association retained Native Technologies to continue modernizing life-safety systems. We are managing a comprehensive fire alarm replacement and a building-wide fire sprinkler installation, including design management, code and permitting coordination with the authorities having jurisdiction, contractor onboarding, and phased implementation strategies.
Together, these upgrades strengthen compliance, resilience, and long-term value for the Bellevue Tower community.

Mt Terrace AOAO
The window replacement project at the 126-unit Mt. Terrace condominiums elevated the interior living spaces and the exterior appeal of the building. Native Technologies provided Construction Management Services for the complete replacement of the floor to ceiling wrap-around window system at this landmark location.
Makiki Royal AOAO
The 40-unit Makiki Royal is a jewel in the heart of Makiki with sweeping views from every unit. Native Technologies guided the association from start to finish with a drain, waste, and vent (DWV) pipe replacement project that replaced all common area and apartment components.
Sea View AOAO
Located at the base of Punchbowl, Sea View is a 33-unit condominium of CMU construction built in 1966. Native Technologies delivered a design/build DWV pipe replacement project, including loan procurement, owner coordination, and daily management. Partnering with SageWater, the project was fully completed in just nine months, demonstrating NT’s ability to bring professional oversight to smaller associations.
Howard Hughes – Ward Center
Native Technologies managed this $3 million renovation for the Howard Hughes Corporation in Kakaʻako. Work included tower cladding, waterproofing, window and fire sprinkler replacements, restroom rebuilds, new lighting, ceilings, canopy replacement, and painting. To keep all stores fully open, construction was strategically staged and performed primarily at night, minimizing disruption for tenants and the public.…
