Spall Repair, Painting, and Waterproofing on the Gold Coast
Situated steps from the beach at the base of Diamond Head, Colony Surf is an iconic 172-unit property built in 1959. To preserve its structural integrity and extend its service life, the Association undertook a comprehensive concrete repair, painting, waterproofing, and window sealant replacement project covering the exterior building envelope, parking structure, and all common area walkways.
Native Technologies collaborated with Wiss, Janney, Elstner Associates, Inc. to develop detailed project plans and specifications and managed a competitive bidding process to select the contractor. Seal Masters of Hawaii was awarded the contract to execute the work. Throughout construction, Native Technologies provided full project management services, including detailed documentation of progress, payment application verification, and coordination with the project lender, Bank of Hawaii, to ensure timely and accurate loan disbursements.
Because concrete repair costs are tied directly to the volume of material replaced, independent verification is critical. Native Technologies delivered this oversight, confirming that repair quantities matched contractor invoices. This third-party review not only satisfied lender requirements but also gave the Board of Directors confidence that association funds were being managed responsibly. The result was a well-executed project that reinforced Colony Surf’s stature as one of Waikiki’s most recognizable residential properties.
