Salt Lake Tower DWV Replacement
The Franklin Towers Condominium Association in Honolulu’s Salt Lake neighborhood successfully completed a major Drain, Waste, and Vent (DWV) pipe replacement project in 2023, with Native Technologies serving as the Association’s construction project manager. Franklin Towers, with its impressive mirrored glass façade and reputation as a local icon, required a carefully managed approach to modernize its aging piping systems while maintaining the comfort and safety of residents.
Native Technologies provided full project management services, coordinating the efforts of Notkin Hawaii as the mechanical engineer and SageWater as the contractor. Beyond managing the technical aspects of design and construction, Native Technologies also worked closely with the AOAO’s attorney to draft and secure approval of a by-laws amendment, which streamlined decision-making and facilitated smooth execution of the project. This strategic step ensured that governance and construction moved in alignment, avoiding delays and providing clarity to all stakeholders.
Delivered on schedule and below budget, the Franklin Towers DWV project stands as an example of how proactive planning, legal coordination, and technical expertise come together to protect long-term building performance. The successful outcome underscores Native Technologies’ commitment to guiding condominium associations through complex capital improvements with precision, transparency, and care.
