Successful Renewal Above Kaimuki
Perched along Sierra Drive in Kaimuki, Hi Sierra’s 40 units enjoy expansive views across Honolulu. Built in 1965, the building had begun to experience failures typical of aging cast-iron drain, waste, and vent (DWV) systems, prompting the Association to pursue a comprehensive replacement to protect long-term building performance and resident comfort.
Native Technologies managed the project from planning through closeout. We assembled the team—Pragmatic Engineering as engineer and SageWater as contractor—and coordinated design, phasing, and communications to suit an occupied residential environment. In parallel with the technical work, we secured construction financing, worked with the Association’s attorney to obtain owner approval via a formal ballot, and hosted a town hall meeting to explain scope, logistics, and financing, answer questions, and build consensus.
During construction, our daily oversight focused on keeping scope, schedule, and cost aligned while minimizing disruption to residents. The project reached successful completion in 2024, renewing critical building infrastructure and extending service life without sacrificing the qualities that make Hi Sierra special—its location, views, and close-knit community. This effort reflects Native Technologies’ ability to integrate technical management with financial and legal coordination to deliver results for Hawaii associations.
