Kakaʻako Retail Renovation with After-Hours Execution

In Kakaʻako, the Howard Hughes Corporation engaged Native Technologies to manage a $3 million renovation of the Ward Center, one of Howard Hughes’ first projects following its acquisition of the area. The intent was to extend the useful life of the property while preparing for its eventual redevelopment into a new residential tower. The project required careful planning to modernize key systems and improve aesthetics while keeping the busy retail center fully operational.

The renovation scope was extensive, including installation of new tower cladding, parking deck and planter waterproofing replacement, window replacements, fire sprinkler replacement, restroom demolition and rebuild, new high-end lighting throughout, suspended ceilings in all wings, lighted canopy replacement, and painting of the entire complex. Ferraro Choi served as the project architect, while Native Technologies procured and managed multiple trade contractors to execute the diverse scope. Much of the work was performed at night to avoid disruption to tenants and customers.

Recognizing the importance of maintaining an active shopping environment, Native Technologies coordinated closely with tenants, mall personnel, and store staff. Work zones were carefully staged with barricades and aesthetic treatments, and proactive communication ensured all stakeholders were informed. The project’s success highlights Native Technologies’ ability to guide complex, multi-faceted renovations in active public environments while protecting client objectives and community experience.
