Iolani Court Plaza AOAO — Multi-Scope Program Planning & Execution

At the 347-unit Iolani Court Plaza, the Board of Directors engaged Native Technologies to manage two major capital projects: a concrete spall repair, painting, waterproofing, and sealant replacement project completed in 2022, and a property-wide Drain, Waste, and Vent (DWV) pipe replacement project scheduled for completion in 2026. Following a prior single-stack replacement managed by another firm, the Association turned to Native Technologies for our proven ability to deliver large-scale, multi-scope projects effectively.

The 2022 exterior restoration was designed by Wiss, Janney, Elstner & Associates and executed by Seal Masters of Hawaii. The work addressed concrete spalls, renewed exterior finishes, and replaced aged sealants and waterproofing systems to improve building durability and extend service life. Building on that success, the Association launched a property-wide DWV replacement program. For this project, C2C Engineering is serving as the engineer of record, with SageWater contracted as the prime contractor. To maximize value, Native Technologies coordinated the addition of chilled water insulation replacement into the project scope, achieving cost efficiencies and minimizing resident impact.

Community and governance alignment have been key to both efforts. Native Technologies worked with the Association’s legal counsel to craft a by-laws amendment that reconciled governing document requirements with construction realities. We also chaired a town hall meeting attended by over 100 owners, providing education on project scope, financing, and a loan package with early payoff options.

Together, these projects highlight Native Technologies’ leadership in guiding associations through complex, multi-phase capital improvements while protecting long-term property performance.
