Island Colony AOAO — 745 Units, On-Time DWV Delivery
The mixed-use condominium resort required intricate pre-construction phase preparation to give the aggressive construction schedule its best chance of success.
The Native Technologies team rose to the challenge by implementing a strategic communications plan, ensuring that all owners were provided at least 6 months' notice prior to in-unit construction. This gave all owners ample opportunity to plan their rental strategies accordingly.
Combined with a series of town hall meetings and detailed project bulletins, the Native Technologies Onsite Construction Manager met with a representative from every unit to document conditions, find solution to challenges, and to provide owner representation at all times.
Joining the project team as the lead design team, Okahara & Associates provided specialized engineering services throughout the project.
SageWater was selected as the contractor for the project and didn't miss a beat, completing every unit on time, 745 times over.
NT was procured by the AOAO in May 2022. The entire project was completed in September of 2024. Delivering large projects on time is our specialty.

2040 Nuuanu AOAO
Native Technologies managed a property-wide DWV system replacement at 2040 Nuuanu with Coffman Engineers (lead designer) and Hawaii Plumbing Group (prime contractor). Sea View AOAO
Located at the base of Punchbowl, Sea View is a 33-unit condominium of CMU construction built in 1966. Native Technologies delivered a design/build DWV pipe replacement project, including loan procurement, owner coordination, and daily management. Partnering with SageWater, the project was fully completed in just nine months, demonstrating NT’s ability to bring professional oversight to smaller associations.
Mt Terrace AOAO
The window replacement project at the 126-unit Mt. Terrace condominiums elevated the interior living spaces and the exterior appeal of the building. Native Technologies provided Construction Management Services for the complete replacement of the floor to ceiling wrap-around window system at this landmark location.
Howard Hughes – Ward Center
Native Technologies managed this $3 million renovation for the Howard Hughes Corporation in Kakaʻako. Work included tower cladding, waterproofing, window and fire sprinkler replacements, restroom rebuilds, new lighting, ceilings, canopy replacement, and painting. To keep all stores fully open, construction was strategically staged and performed primarily at night, minimizing disruption for tenants and the public.…
