Floor-to-Ceiling Window Replacement in Hawaii Kai

The magnificent 126-unit Mt. Terrace in Hawaii Kai includes the largest condominium units across Oahu, with every unit boasting over 1600 sq.ft. of living space. Floor to ceiling windows that wrap the entire perimeter provide unparalleled views across the expanses of Maunalua Bay and the Koʻolau Mountains.

Built in 1974, the building's original aluminum window system was corroding, causing leaks inside units and crucially, significant spalling of the concrete structure. Following an assessment by the engineering team at Wiss, Janney, Elstner Associates, Inc. (WJE), the AOAO elected to initiate a full replacement project.

The project team included Native Technologies as Construction Project Manager, WJE as the Lead Design Consultant, and Elite Railings & Windows and sister company Seal Masters of Hawaii as the prime contractor.

Numerous complexities were encountered and resolved including window ownership and cost allocation intricacies, extensive spall repair requirements, hazardous material abatement, and significant variation of rough openings across the structure.

The majority of residents remained in their units throughout the construction phase necessitating extensive education and coordination with owners and residents.

The double-pane system reduced heat-gain and noise infiltration and further enhanced the already unparalleled views offered from every unit. The final product has received extensive praise and has significantly elevated both the interior living spaces and exterior appeal of the building. Mt. Terrace remains a place of prominence and distinction, and we are proud of our ongoing relationship with the AOAO.
