Leasehold DWV Replacement Delivered
The Board of Directors of the Pakalana selected Native Technologies as their project partner for the property-wide drain, waste, and vent pipe replacement project of the 108 leasehold units.
Mechanical engineering firm C2C Engineering provided design services for the project, and CMS (a contracting team that includes Continental Mechanical) was selected as the contractor for the project via a competitive process undertaken by Native Technologies in consultation with the Board of Directors.
C2C Engineering provided mechanical design services, while CMS was selected as contractor through a competitive bidding process managed by Native Technologies in close consultation with the Board. Beyond technical management, the project required creative financing solutions due to the challenges unique to leasehold properties.
Leveraging our financing procurement service, Native Technologies solicited multiple lenders and successfully secured a loan that funded construction on schedule.
Throughout the project, Native Technologies’ Construction Project Managers were onsite daily, ensuring quality control, clear communication, and timely coordination across all parties. This diligent oversight allowed the project’s many moving parts to align seamlessly, resulting in a smooth and successful outcome.
As a testament to the confidence built through this collaboration, the Pakalana Board has engaged Native Technologies to provide project management services for their upcoming fire life safety initiative, including a building-wide fire alarm system upgrade.

The window replacement project at the 126-unit Mt. Terrace condominiums elevated the interior living spaces and the exterior appeal of the building. Native Technologies provided Construction Management Services for the complete replacement of the floor to ceiling wrap-around window system at this landmark location.
