Conveniently located in Makiki, the 55-unit Rose Terrace condominium was experiencing increasingly frequent and costly leaks from its aging drain, waste, and vent (DWV) system.
To address these issues, the Board of Directors selected Native Technologies as construction manager, recognizing our proven track record of successfully managing scope, schedule, and cost for high-rise associations across Honolulu.
Through competitive procurement processes facilitated by Native Technologies, a strong project team was assembled. Notkin Hawaii served as lead design consultant, Bank of Hawaii provided project financing, and SageWater was selected as the contractor.
This collaborative structure ensured that the Association had the expertise and resources needed to execute a property-wide replacement program with confidence.
As with every major project, challenges arose throughout construction. However, with a well-developed project plan and extensive owner education conducted before work began, the Association was prepared to move forward smoothly. By anticipating issues and proactively engaging residents, every challenge was managed effectively, and the project was completed on schedule and under budget. The Rose Terrace effort demonstrates how Native Technologies helps associations protect property value while delivering peace of mind through disciplined management and transparent communication.
