Comprehensive Upgrades, Expertly Managed
The drain, waste, and vent (DWV) pipe replacement project at Royal Iolani was a comprehensive effort, replacing all common area and apartment piping components across the property’s two towers and 296 units.
This large-scale project required careful coordination and daily oversight to ensure that construction progressed efficiently in a fully occupied high-rise environment.
Native Technologies Construction Managers were onsite every day to document conditions, identify potential issues early, and apply their experience to develop practical solutions as challenges arose.
By maintaining clear communication and consistent monitoring, we ensured that residents, building management, and the Board remained informed and confident throughout the process.
Working in collaboration with lead designer Wiss, Janney, Elstner Associates, Inc. and contractor SageWater, the project was completed on schedule, under budget, and received strong positive feedback from residents, management, and the Board of Directors. Building on this success, Native Technologies has continued to partner with Royal Iolani on several other capital improvement projects, including chilled water system insulation replacement, exterior painting, spall repair, window sealant replacement, roofing, and window condition assessment—further demonstrating our commitment to the long-term performance and value of this landmark property.

Texaco
Native Technologies was contracted by a mainland organization to provide local presence and manage the rebranding and associated infrastructure and signage modifications at 67 Chevron locations located throughout Hawaii.
From initial site surveys to final punchlists, the Native Technologies team ensured a smooth transition for franchisees and customers alike, as stores remained open for fueling and convenience purchases during the majority of upgrades.
