Efficient Solutions for Smaller Properties
The 33-unit Sea View condominiums, nestled against the slopes of Punchbowl and overlooking Honolulu, were built in 1966 using CMU construction. After decades of service, the property began experiencing frequent and costly failures in its drain, waste, and vent (DWV) piping system, prompting the Board to seek a comprehensive replacement.
Native Technologies implemented a design/build project solution, offering a cost-effective way for a smaller association to benefit from professional construction management.
The scope included significant challenges, such as the absence of original building plans, extensive subsurface work in ground-floor units, installation of a new reduced pressure backflow preventer, and replacement of piping embedded within fully grouted CMU walls.
The Association procured SageWater as design/build contractor, supported by their mechanical engineering consultant, while Native Technologies provided design management oversight throughout planning, permitting, and construction.
At the same time, NT coordinated project financing through loan procurement, conducted an owners’ ballot, and aligned all governance and funding requirements to enable timely execution.
From the date of hire, the DWV replacement was fully completed within nine months. By aligning scope, schedule, financing, and resident engagement, Native Technologies ensured that all project components came together at the right time for a successful outcome.
